The deal, short

What this site is — and is not
- We are not the City of Palm Coast, Flagler County, or any agency.
- We are not a real-estate brokerage, MLS, or licensed appraiser.
- We do not sell houses, write insurance, or give legal advice.
- Neighborhood notes, the cost calculator, storm pages, and featured homes are orientation. Verify flood, HOA, school zones, insurance, and listing status with the people whose job that is.
Featured homes are a weekly snapshot, not an MLS feed. Confirm availability with a licensed agent. See also Fair Housing.
Your use
You may read, print, and share pages for personal, non-commercial use with credit to PalmCoast.Life. You may not scrape the directory or listings to build a competing feed, copy the Welcome Kit as your own, or present our pages as a city or brokerage product.
Do not submit false information on forms. Do not use the site to harass anyone or to violate housing law.
User submissions
Welcome Kit requests, newsletter signups, advertising inquiries, and home questions are yours to send. You grant us permission to use that material to reply and to operate the site. Form handling is described in the privacy policy.
Paid listings
Directory and partner placements are paid. They are not an endorsement that a business is the only option in town. Details live on the advertising disclosure and the rate card. We do not accept payment to rank or order home listings.
Third-party links
Headlines, listing brokers, NWS weather, and outside websites are not under our control. A link is not an endorsement.
No warranty
The site is provided as-is. Palm Coast changes — streets, premiums, festival dates, who is still in business. We try to stay current. We do not warrant that a page is complete, that a featured home is still available, or that a calculator matches your actual bill.
Limitation of liability
To the fullest extent Florida law allows, PalmCoast.Life and its publishers are not liable for indirect, incidental, or consequential damages arising from use of the site — including a house you bought, a policy you bound, or a storm decision you made. Direct damages, if any, are limited to the amount you paid us in the twelve months before the claim (often zero).
Florida law
These terms are governed by the laws of the State of Florida. Venue is Flagler County, Florida.
Changes
We may update these terms. The date at the top of this page is the version that applies. If a section is found unenforceable, the rest still stands.
