Palm Coast is the neighborhoods. Flagler Beach is the town on A1A. People confuse them. I live in the six-block version: coquina, the pier, a restaurant you can walk to, and a house that has opinions about wind.

Get the flood quote on this address. ‘We’re not Miami’ is not an elevation certificate. Shutters are not décor. A snowbird occupancy rule is a real sentence in a policy.

I would not trade it. Sunrise on the walkover is why we came. The homework is why we stayed without being surprised.
